Our Assistant Property Managers provide support to the Property Manager and assume a leadership role in their absence. Together, with the Property Manager, this role is responsible for the overall operation, and the day-to-day implementation of policies, procedures, and programs to ensure a well-managed, well-maintained community. Ensures compliance with all applicable regulatory agencies and federal, state, and local laws; maintains acceptable and supportive environment for all residents; manages site staff and their duties, interacts with and supervises vendors.
Essential Job Functions:
Actively involved in collection procedures and courts process
Distribute all company or community-issued notices
Update and maintain reports so that accurate resident and property statistics are reflected.
Efficient and timely processing of all required administrative forms, reports and related information.
Responsible for overseeing proper maintenance of all resident and property files.
Responsible for reporting unusual or extraordinary circumstances regarding the property or residents that need to be addressed by property manager or upper management.
Courteous, Efficient handling of resident complaints
Responsible for maintaining a professional appearance and attitude at all times
Creatively sell with the ability to provide strategic marketing ideas and plans
Communicate professionally and effectively with prospects and residents.
Communicate professionally and effectively with co-workers, vendors, and corporate staff.
Ensure timely response to all communications, including voicemails and emails. Your voicemail box should not be full for more than one hour and all prospect and resident inquiries should mostly be responded to within one hour and never more than twenty-four hours.
Responsible for meeting all collection related deadlines on the Legend operations calendar
Work with other property management staff to ensure that someone walks every turned unit before move-ins to check for cleanliness and maintenance issue status.
Utilize excellent problem solving, listening and deductive reasoning skills
Deliver top-notch service to help insure the highest level of customer satisfaction and retention possible.
Be knowledgeable of lease terms, specification, and all community policies.
Become proficient with the Yardi System
Routinely listen to call center recordings to analyze the accuracy and professionalism of the information provided
Provide market studies and have a good knowledge of concessions, availability, and pricing in the market
Work with Marketing & Technology Coordinator to post additional Craigslist advertisements as necessary to drive traffic and keep vacancy under 5% at all times
Be prepared to fill in where needed in the absence of the Property Manager
Assist with any additional tasks per management request
The ability to develop a sense of community amongst staff and residents
Demonstrate a positive customer service attitude with knowledgeable understanding or company policy and procedures.
Willingness to show leadership and guidance
Strong ability to communicate clearly both orally and in writing
The ability to complete tasks thoroughly and accurately without constant supervision, and demonstrate positive leadership skills.

Displays excellent time management skills and is an effective multi-tasker
Valid Driver’s License
High School diploma or equivalent
The ability to have and maintain a driving record that is deemed acceptable by the company’s insurance carrier to drive a company vehicle and/or drive a personal vehicle on company business may be required depending on the assigned property
At least 1 year active leasing experience; 2 years’ customer service, prior retail or sales experience is highly preferred
Proficiency in Microsoft software such as Excel, Word and Outlook email highly preferred
Previous experience with Property Management software; Yardi software knowledge highly preferred
Some experience at the Assistant Manager level or above within the property management industry preferred
Working knowledge of principles and practices of property management record keeping with an understanding of resident ledger analysis
Working knowledge of the 5-day notice procedures and strong collection experience required.
